Gwinnett greenlights big mixed-use project near Mall of Georgia

Gwinnett County’s Board of Commissioners gave the final go-ahead Tuesday night to a large mixed-use project pitched near the Mall of Georgia — a development that would include hundreds of apartments, retail and restaurant space, and a large “golf entertainment complex” whose renderings bear a striking resemblance to a well-known chain of such facilities.

The so-called “Exchange at Gwinnett” would be situated on about 64 acres on the southeastern side of I-85 and Ga. 20. It’s being pitched by Fuqua Development, the team behind The Battery Atlanta and other large Atlanta-area projects.

Gwinnett Board of Commissioners approved Tuesday the necessary zoning change and special use permit for the project to move forward. They added a condition, however, necessitating that the site plan be re-worked to make the development more walkable.

The new plans will have to be approved by the county’s planning department.

“It doesn’t feel like a walkable center in the least to me,” said District 4 Commissioner John Heard. “ … I think the goal is good but the site plan needs to be redone.”

Overall, the project is pitched to include about 500 apartments spread across six buildings, as well as about 340,000 square feet of non-residential development.

That would include restaurants and retail; a fitness center; a four-story, 123-room hotel; and the aforementioned facility that has been described only as a “golf entertainment complex and driving range with a full-service restaurant and bar.”
